THE HOME BUYING PROCESS

The home buying process is more complicated than it may appear. We will guide you through the complexities associated with the following steps:

  1. Qualifying:
    1. Pre-qualify with your lender first!!! In our fast-paced market it is essential to obtain pre-approval of your loan, which any mortgage company will be happy to supply for you. After the application for the loan is made, the mortgage company you choose will order a credit report, verify employment, check on current bank accounts and more. Once this step has been completed and you have been approved, your offer is as strong as a cash buyers’. This is your goal—to become pre-approved!


    2. Communicating with us about your preferences in different areas will help us select the homes, which best suit, your needs and desires. It will save you both valuable time and missed opportunities. Please give this a lot of thought.


  2. Showings: Thanks to Multiple Listing Services (M.L.S.), we will be showing you homes, which are listed with other firms as well as those, listed with our own company. If you see a home for sale that we haven’t shown you, call us, we can still help you with it. As you view homes, tell us what you like or dislike about each one, this helps us immensely in selecting more homes to show you.


  3. The Offer to Purchase: When you find the home you’ve been looking for; we will assist you in preparing an appropriate offer and will present this offer to the seller. The owner may counter your offer. Rely on us to help find the price and terms everyone will agree upon.


  4. Preparation for Closing: Once you make an offer on a home, your lender will order an appraisal, title insurance, survey, inspections and anything else unique to each home. The entire process may take from 4-8 weeks, depending upon the type of financing, special requirements, problems with title, etc. We all strive to make the process as simple and fast as it can be. Your Loan Officer and Realtor® will keep you informed as to the progress of the transaction.


  5. Closing: Once all conditions are met, the closing date and time will be set. We do our best to accommodate everyone’s schedules, but help us as much as possible. As your Agent, we will accompany you to the closing and help answer any questions you may have. Then all the necessary papers will be signed. You may need a fresh pen before you finish!


Throughout this entire process, questions can arise. Be patient! Very rarely can problems not be overcome. Most importantly, if you have any questions or problems, keep us informed. We are here to help!
